Navigating the real estate market and making the right choices can feel overwhelming, I hope that these tips help you to develop a game plan and give you confidence in your next steps! Buy a Home

Buying a home especially in today's market can feel expensive which is why it is important that you are able to find the right home at the price that makes sense for you. My advice to all of my clients is not to jump into a purchase because it is what everyone says you should do but rather count the costs, create a budget and make sure that it is aligned with your long term goals. Real estate can be a phenomenal investment, you are able to lock in your cost of living (for the most part), own an appreciating asset, and are able to make your house into whatever you want. However, it doesn't make sense for everyone. If you are wondering if it is the right choice for you reach out I'd love to connect. With that being said here are the steps that I recommend you take!
Home Buying Path:
- Sit down and write out your long term goals.
- Track your expenses and figure out what your ideal budget is (how much can your housing bill be while still giving you room to give, save, and invest towards your long term goals.
- Figure out financing, if you are looking into a mortgage here is a list of my favorite Klamath Falls Lenders.
- Make a list of what you want in your house. (Is a pool really necessary?... Of course!)
- Check out the active listings, there are lots of search engines out there but is a link to the one on my website!
- Reach out to an awesome real estate agent who can get you the inside scoop on any property that you are looking into.
- Find a house that meets your goals.
- Make an offer that is in line with comparable sold properties in the area.
- Let your agent walk you through all of the paperwork.
- Pick up the keys to your new home!

Sell a Home

Knowing what the housing market is doing is crucial to successfully selling your property for the best price. If you list too high, you might get lucky or if we look at the statistics the home will probably sit on the market for longer and sell for less than its potential value, especially if you need to sell it within a certain timeline. In addition to creating a listing that checks all of the buyer's boxes, you'll want to make sure the home shows well. What feeling do your potential buyers get when they walk into the home? Are they welcomed in by the smell of freshly baked cookies or are they worried about water damage because there are 3 too many bath mats next to the shower. All joking aside, when you list and show your property you'll want to put in the work to ensure that you get all that your home is worth!
Home Selling Path:
- Look at comparable properties and figure out what other houses your buyers could be looking at in addition to what homes have recently sold for.
- Come up with a Marketing Plan prior to listing.
- Stage/clean your home. Pick up the clutter, organize, decorate and remember that buyers will feel something when they walk into your home what do you want that feeling to be?
- Get professional photos! The listing photos are the first impression your buyers will have of your home. Make It Count!
- Let people know that you are selling, post about it on social media and tell your community!
- Connect with a real estate agent that will help you negotiate, market your property and walk you through the paperwork. Great agents are worth their commission and they will work hard to bring you the best possible offer within your timeline.
- Put the money to good use, buy your next home, give, invest and enjoy!
